Refuge Homes Impact Fund I is a real estate impact fund focused on acquiring and developing attainable housing for vulnerable populations, including:

Women and children rescued from human trafficking

Individuals reentering society after incarceration

People recovering from addiction

Young adults aging out of foster care

These individuals are often locked out of traditional housing due to credit challenges, criminal history, inconsistent income, and rising housing costs. Without stability, progress stalls and cycles repeat.

  • Yes. Refuge Homes Impact Fund I has been approved by the Impact Foundation. If your current DAF provider does not allow for-profit investments, you can create an Impact Foundation DAF account, make a grant from your existing DAF to your Impact Foundation DAF, and invest from there.

  • Returns are generated through rental income, long-term property appreciation, and selective sales of affordable housing. Investors receive a 5% preferred return, with a target IRR of 10–12%, based on fund performance and underwriting assumptions.

  • Risk is addressed through diversification across properties and nonprofit partners, conservative underwriting, in-house construction cost control, experienced property management, and a proven operating model. Full risk disclosures are provided in the Private Placement Memorandum (PPM).
